The client had a large 5-bed Victorian house in South West London requiring total internal refurbishment with services including architectural design, ground floor extension and loft.
My role was to guide the client throughout including appointing an architect, main contractor and contract management, recommending subcontractors for some bespoke requirements. I worked with the client throughout the refurbishment process to a successful conclusion, an overall project timetable of 12 months including internal redecoration and landscaping the garden.
This now fully modernised home is finished to a very high standard, utilising incredible light and space by opening out the whole of the width of the back of the home with floor-to-ceiling windows and modern fittings that complement the existing Victorian architecture of the house.
From the moment that we met Robert, we knew we were in safe hands. His professional and calm approach did much to assuage our fears over taking on such a large job as to renovate our large Victorian property in Wimbledon. His direct and honest advice along the way is a large part of why this has been such a successful project. The renovation on our Victorian home included a full loft conversion, rear and side extension, fully refitting our kitchen and all our bathrooms and landscaping our garden. Robert not only helped us to see ways through to resolution of real problems (like when our full-length custom floor to ceiling windows were broken for the second time by the contractors!) but importantly this included finding ways to work with our neighbours on party-wall issues, liaise with our architects and local planners, ensure we had the correct approvals required along the way and working with our builders and other sub-contractors to make this as smooth a process as possible for all concerned. I have no hesitation in recommending Robert; he definitely saved my sanity! We have the final outcome we had in mind for our home, our money was very well spent and whilst I have no intention of doing this again, if I did I couldn't contemplate it without securing Robert's services. This now fully modernised 2-bedroom first floor apartment, is now a home finished to a very high standard, utilising incredible light and space by opening up rooms, allowing light into dark locations and recesses and modern fittings that complement the existing Victorian architecture of the house.
Despite being a seasoned estate agent by profession, I found that when purchasing my home for the first time, it had not prepared me for the impending demands it brought. I had seen some of Robert's portfolio of his bespoke high end developments and renovations, with their clean lines and aesthetics in the past, and so asked him to provide me with valuable advice on my refurbishment and re-configuration of my home.
Robert provided lots of detailed recommendations and steered me away from some ideas that were fanciful and unnecessary. His mantra of 'cheapest is not always the best' came to fruition when I decided to choose the cheaper of the two building quotations which came back to haunt me during the refurbishment process. However with Robert's help and negotiation skills, this was soon resolved and I changed mid-way to the first builder he recommended who took up the reigns and finished the refurbishment to my satisfaction. I'd have no hesitation in recommending Robert for his professionalism, sound advice and great eye for detail.
A family home in Kingston that required a wrap around rear extension, loft and internal updating.
After being appointed by the client, my role was to provide project management throughout the refurbishment process. This included appointing an architect, main contractors and subcontractors, project schedule, change management and guidance. The project was completed in 8 months, including the internal refurbishment programme.
The large wrap around is now a well-utilised kitchen/diner, with velux windows out to the rear garden, and is an attractive addition to the clients home but still in keeping with the area and other local properties. The loft provided a fifth bedroom, a much-needed addition to an expanding family, and has proved to be a very worthwhile investment to the whole project.
We came across Robert's property development portfolio on the Evolution Properties website, and approached him for some advice about a new home we were in the process of purchasing. His expertise reassured us and did much to calm our fears over taking on such a large renovation. His advice along the way is a large part of why it has been such a successful project. We needed to understand some of the complexities such as party wall, architect and contractor appointment, planning and building processes, and the use of sub-contractors. Such information, which if you are not familiar with can be daunting. Robert broke it down into bite-size pieces that were manageable and allowed us to make the correct decisions at the right time.
Our house had a full rear and side extension, loft conversion and internal refurbishment and Robert was always available on the end of the phone or Skype to talk things through. We'd have no hesitation in recommending Robert; he definitely gave excellent advice, calmed us down when we panicked, pointed us in the right direction and acted as a great sounding board to enable us to make timely decisions! We have the final outcome we had in mind for our home and couldn't be more pleased.
